Job Summary
Perform basic to advanced maintenance and repairs on all HVAC equipment on multiple campuses. Ensure a comfortable and efficient environment in all buildings by expertly monitoring and diagnosing issues through the HVAC automation system. Oversee and monitor the fire automation systems, ensuring their optimal performance. Carry out thorough repairs and regular maintenance on HVAC systems, drawing on deep expertise to address and resolve technical challenges.
 
Essential Duties and Responsibilities include the following. Related duties may be assigned.
1. Perform work on and maintain water and steam boilers, chillers, multi-stack units, geothermal systems, fluid coolers.
2. Repair and rebuild motor pumps.
3. Diagnose and repair all electrical, mechanical, and plumbing problems with boilers, chillers, air handlers, pumps, air conditioning systems, and furnaces as required.
4. Perform maintenance and miscellaneous duties as assigned.
5. Primary location directs requirements of other general maintenance duties as assigned.
Commercial Boiler/HVAC Mechanic M-1
1. Have basic knowledge of electricity and electronics, understands common electrical concepts, procedures and electrical safety.
2. Experience using basic hand tools, ability to utilize and read meters and gauges.
3. Ability to identify and diagnose common HVAC problems.
4. Capable and competent to accomplish basic preventative maintenance work orders such as filter and belt replacements.
5. Must have basic computer skills, capable of utilizing Microsoft Office products, Work Order Management Software and Outlook Email.
6. Adept at fixing items "mechanically inclined" ability to take unfamiliar items apart troubleshoot, repair and re-assemble.
7. Perform duties as directed by the HVAC Team Lead or Buildings Systems Manager.
8. Have knowledge of commonly used concepts and follow policies, procedures, and safety measures.
9. Required to work on call weekends. If not already onsite for on call weekend must report in within 60 minutes of emergency call.
10. Required on-call weekends & Holidays for emergencies based on rotation list.
11. Regular attendance is expected.
12. Using tact and courtesy, the ability to establish and maintain effective relationships with persons contacted in the course of work.
 
Commercial Boiler/HVAC Mechanic M-2 (Must meet all requirements of M-1 & M-2 to be considered for the M-2 Grade)
 
13. Diagnose issues through HVAC Automation such as Metasys.
14. Assist in working with water systems and split system server coolers.
15. Monitor fire automation systems.
16. Monitor Metasys and tour buildings as often as necessary to maintain a comfortable environment in all buildings.
17. Accomplish preventative maintenance work orders such as filter changes, belt replacements, cleaning air handlers and furnace burners.
18. Monitor and maintain campus water softener systems.
 
Commercial Boiler/HVAC M-3 (Must meet all requirements of M-1 & M-2 & M-3 to be considered for the M-3 Grade
 
19. Diagnose issues through HVAC Automation such as Metasys.
20. Assist in working with water systems and split system server coolers.
21. Monitor fire automation systems.
22. Monitor Metasys and tour buildings as often as necessary to maintain a comfortable environment in all buildings.
23. Accomplish preventative maintenance work orders such as filter changes, belt replacements, cleaning air handlers and furnace burners.
24. Monitor and maintain campus water softener systems.
25. Commercial refrigeration license or 2 plus years working with refrigeration.
 
Commercial Boiler/HVAC M-4 (Must meet all requirements of M-1 & M-2 & M-3 & M-4 to be considered for the M-4 Grade)
 
26. Minimum of eight years maintenance experience with boiler and chiller systems.
27. Working knowledge and experience of operating large power generation systems such as a cogeneration power plant.
28. Multistack certificate or service class, or minimum 5 years working with multistack units.

Physical Demands
1. Able to read handwritten or typed documents, instructions, the display screen of various equipment and machines, and blue prints and schematics.
2. Able to conduct verbal conversation.
3. Able to hear normal range verbal conversation (approximately 60 decibels).
4. Able to sit, stand, stoop, kneel, bend, and walk.
5. Able to climb slopes, stairs steps ladders.
6. Able to push and/or pull a variety of tools, equipment and objects weighing up to 40 pounds. Able to lift up to 40 pounds frequently, and 60 pounds occasionally.
7. Able to sustain strenuous manual labor for 8 hours, with 3 breaks.
8. Able to exhibit full range of motion for shoulder external rotation an internal rotation. Able to exhibit full range of motion for shoulder abduction and adduction. Able to exhibit full range of motion for elbow flexion and extension. Able to exhibit full range of motion for shoulder extension and flexion. Able to exhibit full range of motion for back lateral flexion. Able to exhibit full range of motion for hip flexion and extension. Able to exhibit full range of motion for knee flexion.
9. Able to use respirators, for personal protection, up to: 2 hours per day, strenuous physical effort, 3 hours per day, moderate physical effort, 6 hours per day, light physical effort.
10. Able to work at various elevated heights in ladders, scaffolding, rigging and roofs in a safe and effective manner.
11. Able to work in restricted spaces in a safe and effective manner.
12. Able to work with a variety of chemical agents in a safe and effective manner without allergic reaction.
13. Able to demonstrate manual dexterity necessary to perform fine maintenance procedures and operate both manual and power hand tools in a safe and effective manner.
14. Able to operate a variety of powered industrial vehicle equipment, and tools associated with building repair, maintenance, preventative maintenance and construction in a safe and effective manner.
15. Able to operate a variety of maintenance motor vehicles in a safe and effective manner.

Minimum Qualifications
High school diploma or equivalent. Years of experience and knowledge directs the initial level of Mechanic classification. Completed training in safety management. Skill in the maintenance and repair of furnaces, air handlers, and related heating, ventilating and air condition systems and equipment is necessary. Ability to operate, maintain and repair boilers, chillers, and cooling towers. Must possess a working knowledge of commercial generators. Chemical monitoring of chiller and boiler water. Workable knowledge of pumps, valves, motors, air handling equipment and fire pumps. Knowledge of fire alarm systems. Understanding of Metasys controls, digital and pneumatic. Basic understanding of electricity, geothermal systems and chilled beams. Ability to perform sheet metal work. Ability to lift heavy parts and equipment. Valid driver’s license is required. Operation of in-house electric generation systems is desirable. Licensed HVAC mechanic is desirable.

While performing the duties of this job, the employee regularly works in an HVAC/ Boiler house setting.
