JOB DESCRIPTION SUMMARY

The Portfolio Management Analyst supports the execution and the implementation of the Company’s strategies and programs that drive the financial and operational performance of the fund by gathering and analyzing market, property, and portfolio data, assisting in identifying opportunities for improving and/or operational performance, and performing analytical or other tasks that support the daily operation of the fund. This role will also be on the National Asset Management team, serving as a resource to all of asset management within the owned asset portfolio. Due to being on the National Asset Management team, this role will have the opportunity to collaborate cross functionally and become exposed to many areas of the business.

JOB DESCRIPTION

Portfolio Management

  • Reporting on and monitoring key metrics, driving data quality initiatives for the Fund, enhancing controls, and streamlining processes, introducing automation where possible. Analysis of data range from key metrics such as occupancy, collection ratios, rate growths, etc. to analyzing property level income statements, capital spend, and overall cash flows.
  • Performing variance analysis to understand the key drivers of the results, and explaining changes to senior management from prior forecasts, budgets, and prior year.
  • Substantiate and quantify data quality challenges and drive resolution with various internal partners (e.g. accounting, index providers, middle office, business).
  • Support and participate in ad hoc projects as they emerge across the broader Open-End Fund / Investment Management organization.
  • Support production of client reports using in-house applications and the Microsoft Office package, ensuring timely and accurate distribution of all deliverables and proactively communicating potential delays.

National Asset Management

  • Assisting with the preparation of a monthly performance presentation, which gets presented to all investments leadership.
  • Assisting with leading the annual budget process for all owned assets.
  • Assisting with leading the annual insurance renewal for all owned assets
  • Analyzing data across all owned assets, reviewing for key trends and explaining KPIs to senior leadership.

    Collaborating cross functionally with operations, asset management, portfolio management, and capital project team.

  • Help design new reports and dashboards to efficiently deliver the financial results to management and broader PM team.

Additional Compensation:

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
