Intern - Construction Project Engineer

This position approves all affordable housing applications and lease files to ensure compliance with local laws and lender requirements. &nbsp;The position prepares and submits all reports associated with affordable housing. The position may assist with sales and marketing of both affordable and market rent homes as needed.</p><p>Reports to: &nbsp;Community Manager or Senior Community Manager has primary authority and works with the Compliance Specialist to determine the exact "day-to-day" duties across multiple communities. &nbsp;Decisions will take into account the skills, experience, career goals, and how the individual best fits the working requirements of the community.&nbsp;</p><p><br>Essential Functions/Responsibilities</p><p><br>Compliance<br>•&nbsp;&nbsp; &nbsp;Certifies new applicants for the tax credit or other affordable program in order to determine eligibility.&nbsp;<br>•&nbsp;&nbsp; &nbsp;Interviews households to ensure that the questionnaire(s) are completed fully and to obtain all verifications, certifications, and affidavits. Verify all income and assets, review documents for completeness and accuracy and clarify information, if necessary. Prepare calculation of income worksheets and calculation of income from assets. &nbsp;Ensure corrections are made timely and that the certification is approved and completed on time.&nbsp;<br>•&nbsp;&nbsp; &nbsp;Tour prospective households through the community and the available units. Move in households if deemed eligible. Enter the information into the management software system.<br>•&nbsp;&nbsp; &nbsp;Processes annual re-certifications for the in-place AHP tax credit households. Interviews households to ensure that the questionnaire(s) are completed fully and to obtain all verifications, certifications, and affidavits. Compares current information to the previous year. Verifies all income and assets, reviews documents for completeness and accuracy and clarifies information, if necessary. Prepares calculation of income worksheets and calculation of income from assets. &nbsp;Enters the information into the management system. &nbsp;Ensures corrections are made timely and that the certification is approved and completed on time.<br>•&nbsp;&nbsp; &nbsp;Gives direction to and mentors leasing consultants assisting with files during the certification and<br>Re-certification process. Reviews all files. &nbsp;Gives guidance during the certification process until the household has been deemed eligible or ineligible.<br>•&nbsp;&nbsp; &nbsp;Meets with all agencies during audits of the community. Prepares paperwork and reports requested by the agencies and follows up with corrections and submissions/findings from the audit.<br>•&nbsp;&nbsp; &nbsp;Ensures that all affordable housing program requirements and applicable HUD/Agency regulations are monitored regularly and are in full compliance with appropriate regulatory agreements and agencies, including waiting list, certifications, re-certifications and other reporting requirements. This includes managing and mitigating vacant units.<br>•&nbsp;&nbsp; &nbsp;Maintains overall compliance of AHP files. Ensures that files contain authentic and proper signatures, dates and data. Obtains timely compliance department renewal of all resident certification and re-certification. Oversees and ensures timely input, proper use and full utilization of on-site PC-based property management software systems including training of new associates and ongoing training of property associates.</p><p><br>Customer Service<br>•&nbsp;&nbsp; &nbsp;Understand, support, and embody the customer experience vision and brand promise for Mill Creek Residential.<br>•&nbsp;&nbsp; &nbsp;Communicate service guarantees and customer service standards to prospective and current residents.<br>•&nbsp;&nbsp; &nbsp;Take ownership to personally address and resolve customer concerns in a timely professional manner.<br>•&nbsp;&nbsp; &nbsp;Support new residents during move-in process. Assist with lease renewals, move-outs and resident transfers.<br>•&nbsp;&nbsp; &nbsp;Participate in monthly property renewal program with informative letters, friendly telephone calls, and/or other means of encouraging communication as needed to increase resident retention<br>•&nbsp;&nbsp; &nbsp;Ensure merchandizing plans for the community are consistent with brand standards (tour path, models, leasing center, etc.).<br>•&nbsp;&nbsp; &nbsp;Address and complete all other duties as assigned.</p><p>Sales and Marketing<br>•&nbsp;&nbsp; &nbsp;Conduct prospect tours and lease apartments as needed.<br>•&nbsp;&nbsp; &nbsp;Assist with move-ins, lease renewals and move-outs. Ensure all lease information is accurately and timely recorded according to policy.<br>•&nbsp;&nbsp; &nbsp;Address and complete all other duties as assigned.</p><p>Operational Standards<br>•&nbsp;&nbsp; &nbsp;Review and approve property staff new lease paperwork as directed by Manager.<br>•&nbsp;&nbsp; &nbsp;Know and adhere to all policies and procedures contained in the manuals issued by Mill Creek Residential or as otherwise communicated (verbally or in writing) to associates.<br>•&nbsp;&nbsp; &nbsp;Ensure compliance with all Federal, State and local laws.
